VRS because you truly are not restricted to one ‘ecosystem’. You can mix and match as you wish and use any third party wheel.
People love vrs, but they have expensive duties to me, not sure for you.

Exactly, you can lower it so it doesn't clip. I have to do the same with my VRS on a new track, that is why iracing has an Auto button to change the output to your wheelbase to prevent clipping.
The VRS on the other hand are just fantastic, way better build quality. Took me a bit to get used to them, but just a few weeks after getting them I got just a fast and didn't have to do any maintenance. I like the software better as well.

I switched out a moza r12 for a vrs dfp because something just didnt white click with me on the moza, no regrets, very happy with the vrs. Just to be clear I'm not shitting on the moza, they're cheaper and I also didn't invest a huge amount of time tweaking, but vrs just felt great instantly.

I’m in a similar boat with space issues and it has served me well.
I'd recommend a Moza r12 and Simsonn plus x pedals. Good gear and under budget.
