I found The House Next Door by Anne River Siddons to be really disturbing. It's a very benign book about an upscale neighborhood which makes it kind of a sleeper.

I recently read The House Next Door by Anne Rivers Siddons (1978) and it's a hell of a good novel.
I read all of Siddons’ books and was excited to see she’d written a spooky one (so unlike all the others). I was younger when I read The House Next Door and was engrossed that first time. Rereading it recently, it seemed a bit of a slog like u said.
Not OP but I’m halfway through this right now and really enjoying it. I do like the premise but really I’ve loved Siddons writing. I think the exact same story (atleast up to the midpoint where I’m at) written by someone else I’d also find a slog. The writing and dialogue is what’s keeping me engaged
